Thank you for considering leasing your property to Corporate Housing West, LLC. Our company offers corporate housing to people who may be moving into the area to work on a temporary/permanent basis, to people who may be relocating to the area, to people who may be waiting for their house to sell or be built and to other professional people who may have business in the area on a short term basis.
If you have investment/rental property in the Roaring Fork Valley and beyond ie: New Castle, Rifle, Parachute, we may be able to help you keep your property rented to suitable tenants.
HOW CORPORATE HOUSING WEST (CHW) OPERATES
- Corporate Housing West agrees to lease your property on a month-
to-month basis or longer, depending upon what the tenant may require. Your lease is with our company, not with the tenant.
- CHW pays the owner first month’s rent and provides the owner with a Letter of Responsibility that states CHW will be responsible for any damages that may occur to the property beyond normal wear and tear. This assures the owner that the property will be returned in clean/neat order.
- CHW does collect a deposit from the tenant and the deposit is held in a security account that CHW is required to have by law.
- CHW then provides the tenant with an assortment of options: Furniture, Utilities (connect and monthly payment of bills), Housewares—pots, pans, linens, towels, coffeemaker, microwave, silverware, dishes, vacuum, etc. Cleaning is also offered on a weekly basis. In some cases, cleaning is a required service.
ADVANTAGES OF LEASING WITH CHW
- The owner is leasing with an established entity that
guarantees on-time payment of rent.
- The owner does not have to deal with leasing process.
---CHW provides all leasing forms to tenant: application, lease, letter of responsibility.
---CHW is set up to do a background check on tenant.
---Owner receives prompt rent payment each month from CHW
- At owner’s request, CHW will monitor/coordinate any
repairs necessary during time of rental. Owner can leave
repair information of her/his choice or CHW has local
companies/businesses that we use on a regular basis.
FEES FOR SERVICE
• There is NO fee charged by CHW to owner for rental of a unit to be used as a corporate unit.
• CHW does charge an hourly rate for arranging and coordinating repairs, deliveries, etc. for tenant. The hourly fee (minimum) is $50. Repair bills are sent directly to owner unless other arrangements are made.
***Corporate Housing West does offer a service to owners who choose not to lease to our company corporately. We will take information regarding property and match it with our rental base.
